HOW TO CROSS CHECK IF YOUR PLOT IS A DTCP APPROVED ONE OR NOT?

Real estate business in India is always an eye catcher anytime of the year. Investing in real estate has been a priority in most families because of its returns. Real estate includes plots, apartments, gated communities, villas, and so on. There are a number of pros of cons of investing in each of them. Such investments are governed primarily by the individual’s objective or main goal. For some, it could just be an investment, which they are probably looking to sell for profit after a few years. Yet others may be following their dream of moving into their brand new, well done interiors with top notch facilities. This calls for a checklist of tasks that you must go through thoroughly to ensure that the plot is indeed, as they have advertised, DTCP approved. Remember, in India the real estate business is an unorganised sector replete with brokers of every kind. Drivers, watchmen, registered realty houses all form a part of the real estate representation.

· When you are talking to a promoter who says that the plots for sale are DTCP approved, do not just take his or her word for it. Ask for government approved land copies, such as the CMDA approval or DTCP approval copies. Look for the year of approval mentioned in the document.

· Go one step further and cross-check this information against records maintained in the local district office or the concerned government bodies in your division.

· Verify the information about the total extent of land with the survey numbers. Again cross check the survey numbers against the location of your plot to ensure that the correct plot and land information has been furnished.

· Next, once you have identified your plot, verified all information about the survey numbers, approvals, check if there are public utility services coming up near your plot. For example, a school is one such example. In such instances, you must request for a copy of the layout gift deed the former would have submitted to the government authorities.

Should your plot be located at the far end of the layout, there is a possibility that it can get encroached with the adjacent land, if the latter is a government designated land also known as poramboke land. A number of land frauds have happened thus where promoters have sold partial plots as approved even when they are not.

Investing in plots sees immense future appreciation, but ensure that you do a disciplined and thorough research before signing the dotted line.
